Because of the prolonged leakage history of two terraces, the owners needed a leak-proof solution. Due to numerous failed attempts by an assortment of plumbers and builders, they felt such a solution might be impossible. They insisted that access to the waterproofing system be maintained to fix future leaks by considering a paving system where the pavers are removable. This was the owner’s request and needed to be taken into account by our team.

With a view to satisfying the client’s brief, we nominated the implementation of a paver system that is supported by adjustable corner pedestals resting on the all-important waterproofing membrane. Small gaps between the pavers allow rainwater to fall through onto the waterproofing membrane, installed on a graded surface, sloping to designated drainage outlets. The system conceals all the mechanics with a self-cleaning, perfectly horizontal pavement area. The easily removable pavers give access to the waterproofing membrane for possible maintenance should the need ever arise.

As the terrace floor is timber constructed, potential movement in the structure is possible, so the Flex A Seal team installed a polyester-reinforced, loose laid, but mechanically fixed, PVC waterproofing system that tolerates the most drastic building movement without failing. Flex A Seal’s uncompromising installation regime followed by comprehensive quality control for each completed installation, dispelling the owner’s concerns about possible future leaks of which there have been none!

This project started with an idea to convert a somewhat dated and leaking tiled deck above the garage into the external entertainment area, located opposite the living/kitchen area and accessible by a previously makeshift bridge structure.

Following a positive evaluation by the engineers that the existing garage structure was sufficiently robust, we constructed a U-shaped planter along the three balustrade walls, converting the uninspiring garage roof deck into an elegant roof garden.

The ensuing roof garden design needed to take into account function and elegance to match the house.

Making the terrace and bridge floor heights work with the entrance of the house and external stairs posed some challenges. Minimal tolerances for gradient to facilitate the discharge of rainwater effectively became a critical element in finding the balance of aesthetics and practicality. By incorporating hidden channels as necessary, we achieved effective water drainage.

The client chose pavers made of Bluestone from local quarries. Its rich and veiny appearance was laid in a near flat, running bond pattern, interrupted only by a linear slot that drains water into the hidden drainage channel beneath.

We believe that waterproofing must be effective but not seen; having been given the mandate by the client to work in a co-operative manner with the other trades, our waterproofing membrane systems discreetly behind the finishes of the planter box walls, beneath the slot drains, and stair walls.

The finishing touches of the Australian Bluestone floor pavers with their grainy characteristics, the grey lime wash finish to the planter and balustrade walls, and a clever selection of plants worked to create a stylish, refined outdoor space. At Flex A Seal, we feel that our participation in this project contributed to a positive experience.

Lorne, 2014

Recently, Flex A Seal received approval to participate in the construction of a hill side property at Lorne, a seaside resort town along the Great Ocean Road in Victoria.

We invite all interested visitors to our website to witness each major stage of this project’s tanking and roof garden construction.

Both the views from its property and the scope of the building captured our interests and we now look forward being part of this project.

The contemporary design of this building, which is a two-storey family home , deserves some descriptions for its enviable location, complemented by its intelligent design features.

Built into the hillside, this two-storey building will feature a roof garden, which will be integrated as part of the hillside topography. It will support some natural vegetation as part of its landscape design as well as provide for a paved sitting area.

The upper level roof will comprise of a flat, roof design bunted by parapet walls that will accommodate pebble ballast to provide for pleasant visual aspects for the neighbours that live on the upper hillside level of this project amongst other more functional benefits.

The matrix for both roof areas will incorporate thermal insulation that, when combined with the traditional thermal insulation at the soffit side of the roof, plus respective ballast above the roof insulation, will be in the order of r6 to r7. The flow on effect will be that climatisation cost will be less than 50% compared with the costs required when conventional construction standards are implemented.

Flex A Seal personnel have recently commenced the task of waterproofing this building by installing a tanking termination profile to be cast into the side of the concrete footing at ground level.

Progressively, as the construction of the retaining walls and first level roof unfolds, Flex A Seal personnel will install the tanking membrane consisting of our PVC tanking membrane system and, as in the case in all retaining or ballasted roof projects, Flex A Seal will incorporate the membrane between two layers of geological fabric with subsequent drainage mediums installed to the retaining wall and roof terrace before the insulation boards are installed and granular fill and growing soil is spread over.
